OUR MISSION
At Substantial Rehabilitation Consultants LLC our mission is to provide assistance in Substantial Rehabilitation Exemption application filing, documenting what & when required work was completed in your building, response to DHCR requests for additional information to achieve Sub Rehab rent stabilization exemption status.
OUR EXPERTISE
We are an allied team comprised of attorneys, architects, engineers, code consultants and field staff with a successful track record in DHCR Substantial Rehabilitation exemption applications.
WHAT WE DO
Upon engagement we perform an initial site visit, review available documentation, conduct a Local Department of Buildings search, and in NYC, a DOB BIS & DOB NOW project permit filings search and deliver a preliminary building evaluation report describing scope & documentation gaps as compared to DHCR sub rehab evaluation criteria per Operational Bulletins 95-2 & 2023-3
When engaged beyond the initial report, we will do a deep dive into Building Department files, obtain affidavits from project architects, engineers and contractors to document the scope of work and dates of performance.
Documentation supporting the Substantial Rehabilitation application will be developed including exhibits, available Department of Buildings data, photographs and affidavits.
Our partner attorneys will evaluate the sufficiency of the documentation, prepare the formal application and act as the point of contact with DHCR to receive and respond to Requests for Additional Information.
